Teaming up with the American construction firm John Moriarty & Associates of Florida, Bouygues Construction is working on the first phase of a mixed-use project for Swire Properties, South Florida’s leading international real estate developers.
Located a few minutes from downtown Miami, the Brickell CityCentre is a mixed‐use development with a total footprint of 502,000 m2.
The project’s first phase includes a luxury shopping centre of more than 46,000 m2, two residential towers with 820 apartment units, a 263-room hotel with 89 serviced apartments, a wellness centre and an office building. The project is currently one of the largest in the United States to be LEED® registered for Neighbourhood Development.
Designed as an eco-neighbourhood, the Brickell CityCentre will employ innovative technical solutions to improve thermal comfort for users. The complex will incorporate a system known as the Climate Ribbon TM, devised by Swire Properties. This involves an elevated trellis connecting the buildings and spanning 14,000 m2 of the exterior part of the shopping centre.
Composed of steel, fabric and glass the trellis creates a microclimate that protects users of the buildings by providing shelter from sun and rain. It ensures a constant flow of air which creates natural cooling for outdoor areas. It is fitted with small tanks to collect rainwater and condensation for immediate reuse.
The development is being constructed on a congested, inner city site with the attendant issues of noise and disruption mitigation and challenging logistics.
